The Tale On How We Sold A Home For Near Record Price In Haddam

When I first met the sellers of 173 Cedar Lake Road, they were a little bit nervous and overwhelmed with the prospect of selling their home. A home they had owned for years and put so much care and love in to. It was super important to net them as much as possible from their sale for the next chapter in their lives. I told the sellers not to worry as I had a plan. I knew that this home was special, and I was determined to sell it for them like no other realtor would.

The first thing I did was to do a thorough market analysis. I wanted to make sure that we were pricing the home right so it would sell fast and for the most amount of money possible. Having a good understanding of the market, I started working on the marketing this home needed and deserved. I knew that this home was unique, so I wanted to create a marketing campaign that would really stand out.

Professional photography makes the world of a difference

I started by capturing the home with stunning aerial photography and videography, as well as professional photography and videography of the interior of the home. I also created a virtual tour and floor plans so that buyers could get a 360-degree view of the home and transparently envision themselves within the home.

In addition to capturing the home in its best light, I also marketed the home to local buyers. I sent out postcards out to the local market and sent email blasts to agents who have potential buyers in the area.

But the most important thing I did was to consult with the sellers on how to prep the home for sale. I brought in my home stager who helped them declutter and stage the home so that it would look its best. We were also able to give the sellers so tips for making the home "pop" for when interested buyers came to see it


After all of my hard work, it paid off! We sold 173 Cedar Lake Road in just 3.5 weeks! The home sold for $410,000 (over asking price), which was the third highest price ever paid for a raised ranch in Haddam. WOAH!

It was bitter sweet for the Sellers to say goodbye to their home they loved and created so many memories in.
