Yalesville is the village in the northwestern part of Wallingford, CT, and it has a character all its own. Old mill history, the Quinnipiac River, a busy little crossroads, and quick access to Cheshire, Meriden, and the highways make it one of the most talked-about parts of town for buyers.

This neighborhood guide covers Yalesville's history, what daily life looks like, and what to know before you buy there. It comes from Wesley Krombel, a Wallingford-based Connecticut Realtor and licensed real estate broker who works with buyers and sellers in Yalesville, across New Haven County, and statewide.

WHERE IS YALESVILLE IN WALLINGFORD, CT?

Yalesville is an unincorporated village inside the town of Wallingford, in its northwestern corner. It is not a separate town, so residents are part of Wallingford for schools, taxes, and town services. The Quinnipiac River and Wharton Brook both run through the area.

HOW YALESVILLE GOT ITS NAME

Yalesville started as a mill village. The area was first known as First Falls, after the falls on the Quinnipiac River, and a committee met in 1686 to choose a mill site there. It later became known as Tyler's Mills after William Tyler bought the mill in 1704. When Charles Yale acquired the mill and surrounding land, the village took the Yale name, and it was renamed Yalesville in 1808. The Yale family became known for Britannia ware manufacturing, work that grew into larger Meriden-area companies.

That history still shows. Some of the oldest structures in town sit nearby, and the Yalesville Underpass, a one-lane railroad underpass dating to 1838, still carries traffic on Route 150. If you enjoy local history, our post on the oldest house in Wallingford is a good companion read.

WHAT IS LIVING IN YALESVILLE LIKE?

Daily life centers on the crossroads where Route 150 and Route 68 meet. From there, it is a short drive to Cheshire to the west, Meriden to the north, and downtown Wallingford to the south. Route 68 and Route 150 both connect to the wider highway network, and Interstate 91 and the Wilbur Cross Parkway (Route 15) are close by, which makes Yalesville practical for commuters heading to New Haven or Hartford.

Families in the village are served by Mary G. Fritz Elementary School, the former Yalesville School, which was renamed in 2017 in memory of longtime state representative and educator Mary Fritz. Housing is a mix of older village homes, capes and ranches from the middle of the last century, and some newer construction, so buyers can find a range of styles and price points.

WHAT DO HOMES COST IN YALESVILLE AND WALLINGFORD?

Zillow does not publish a separate value for Yalesville, but its Home Value Index put the typical Wallingford home at about $425,800 as of September 30, 2026, up 7.1% over the year. Individual Yalesville homes can land well above or below that depending on age, lot, and updates, so recent sales on your specific street matter most. TIPS FOR BUYING A HOME IN YALESVILLE

  • Inspect older homes carefully. Village homes can be decades or even a century old. Budget for a thorough inspection that covers the foundation, roof, heating, and electrical.

  • Check proximity to the river. Homes near the Quinnipiac or Wharton Brook may be in or near a flood zone, which can affect insurance.

  • Drive the commute at rush hour. Route 150 and Route 68 traffic patterns change during school and work hours.

  • Compare nearby towns. Many Yalesville buyers also look in Cheshire and Meriden, so it helps to compare taxes and prices side by side.
